New property listed in Southlands, Vancouver West

New property listed in Southlands, Vancouver West

We have listed a new property at 2206 Marine Drive SW in Vancouver
A Once-in-a-Generation Offering. Nothing in Vancouver rivals the sheer grandeur, history, and scale of this extraordinary Estate. Swing into another era, where elegance was uncompromising and homes were built not just to impress, but to endure. Built for the Roger’s Sugar Family, this Cuddon Palmer designed home is set on 2.5 acres of cascading gardens and a sweeping grand lawn along SW Marine Drive, the estate has long been regarded as one of Vancouver’s most iconic family residences. The main home spans over 13,000 square feet of architectural drama and refinement, where rich wood detailing, masterful craftsmanship, and impeccable proportions create an atmosphere of timeless sophistication. Soaring ceilings, gracious principal rooms, and intricate period details evoke the romance of a bygone era, yet the scale and layout remain as impressive and livable today as they were a century ago. Beyond the main residence, the estate unfolds with exceptional amenities that elevate it into a class of its own: • A full-size squash court; a rare and refined indulgence.
• A charming pool house retreat, designed for sun-soaked afternoons and unforgettable summer soirées.
• Manicured gardens and expansive lawns that invite garden parties, grand entertaining, or quiet moments overlooking pastoral southern views stretching to the Fraser River. And for those with vision, the opportunity here is extraordinary. The scale, acreage, and enduring construction open the door to a thoughtful modernization that could respectfully carry this estate into its next century. Imagine a sensitive architectural reimagining that blends heritage grandeur with contemporary design, or the potential to create a refined multi-family compound for extended family or close friends, where shared grounds meet private, beautifully appointed living quarters. The canvas is vast. The bones are irreplaceable. The future possibilities are as compelling as the past. This is more than a home. It is a legacy property. A landmark of Vancouver’s architectural heritage and a once-in-a-generation opportunity to steward a piece of the city’s history while shaping a future defined by privacy, prestige, and unmistakable presence.
